Primorskaya Hotel, City of Sochi

Sochi is one of the most promising regional markets; on the eve of the Olympics the demand for the real estate of the Russian Rivera is growing at an unprecedented rate, which primarily applies to the residential, hotel and shopping real estate.

A multifunctional complex based on the famous Primorskaya Hotel will be the best example of an exclusive residential complex and high-class hotel service in Sochi.
 
That this multifunctional center will be popular is ensured by its excellent location at the city’s center, in the park zone, on the Primorskaya Embankment, just 100 m away from the sea, in the “golden mile” area, which is Sochi’s only area where the sea is not separated from the city with the railroad.

The Primorskaya Hotel was built in 1936 in the monumental palace style, which was characteristic for the Stalin period. In the course of project implementation it is planned to reproduce the historical facade of the existing building of the hotel and build a multistoried complex.

OPK Development is developing the Primorskaya Hotel renovation project to create on its basis a modern multifunctional complex which will consist of a de luxe hotel and apartments to be managed by an international hotel operator, congress halls, restaurants, fitness/entertainment centers, SPA, public zone, underground parking area and helipad. The apartment owners will be able to enjoy hotel services at any time irrespective of the season.

This project is included into the Federal target-oriented program and is important for Sochi since its world-class accommodation space will be used for the Olympics needs. The state-private partnership will make it possible to implement the project, which is needed for development of the tourism industry in the South of Russia.

The total area of the new complex will be about 120,000 sq.m*.,
including:
- the hotel – 12,000 sq.m,
- the apartments - 73,000 sq.m
- the underground parking area - 639 vehicle spaces.

The said areas will make it possible to accommodate 150-200 hotel rooms/suites and up to 200 exclusive apartments.
